Assessments are due the first month of each quarter — January, April, July, and October. Please include your account number on all payments.

Fees

Assessments for 2025* are $684; or $171 per quarter; broken down as follows:

  • Administrative functions: $16.00/quarter
    For architectural control and covenant enforcement, billing and collection, accounting and finance, and community events
  • Recreation Functions: $155.00/quarter
    For operating and maintaining HRCA recreation facilities and Backcountry Wilderness Area
  • Annual 2025 Administrative Only Assessment*: $64.00 (due January 1)
    Pertains to all commercial properties and the following subdivisions: Gleneagles Village, The Retreat, The Villages, and Palomino Park (Gold Peak and Silver Mesa).

Assessments for 2024* are $672; or $168 per quarter; broken down as follows:

  • Administrative functions: $15.75/quarter
    For architectural control and covenant enforcement, billing and collection, accounting and finance, and community events
  • Recreation Functions: $152.25/quarter
    For operating and maintaining HRCA recreation facilities and related debt service 
  • Annual 2024 Administrative Only Assessment*: $63.00 (due January 1)
    Pertains to all commercial properties and the following subdivisions: Gleneagles Village, The Retreat, The Villages, and Palomino Park (Gold Peak and Silver Mesa).

***Includes all products as they pertain to the Assoiciation (Closing statement of accounts, products as they pertain to any and all pertinent covenants).

Standard delivery timeframe for demands, disclosures, or inspections and required to complete missing document order is ten (10) business days.

Collection/Legal Fees

If you do not pay your balance after receiving two late letters, your account will be sent to our attorney’s for collection. All legal fees incurred are passed on to the property owner.

If you have a question not covered here, email assessments@hrcaonline.org or call the main assessments line at 303-471-8815. Please allow 48 hours for a response due to high email and call volumes.

We typically receive/process paperwork within 1-6 weeks after closing. Account numbers are issued once the new/resale paperwork is received/processed. All account numbers start with CUS and contain 4 or 5 digits, example: CUS75309. If you have questions about your account information, please email assessments@hrcaonline.org.

 

Not usually.  At closing we typically collect the dues for one or two quarters, after that it is the responsibility of the homeowner to make the assessment payments.  We have found that with all the information received when buying a home, there is some confusion.  If you have questions regarding your individual close, please contact your title company.

The majority of homeowners in Highlands Ranch pay the quarterly assessment which is broken down into the Administrative Fee and Recreational Fee. The benefits of both fees are below:

Administrative Functions – Architectural control and covenant enforcement, billing & collections, accounting, and finance.

Recreational Functions – Membership to all four state-of-the-art recreation centers, operating and maintaining HRCA recreation facilities, bond expenses, capital improvements, and other related debt service.

Resale paperwork is received 1-6 weeks after closing. If a refund is due, please allow us two months after close to process. If you do not have the refund within 8 weeks of closing, please email assessments@hrcaonline.org and include the property sold address and your current contact information.

Refer your lender to homewisedocs.com to request a status letter.

We recommend being current on your dues when selling your home to avoid any late fees or penalties.  The status letter and closing paperwork will be received and reviewed.  If a refund is due, it will be mailed with 2 months after close.

No, your account number is based on the property address.  All account numbers start with the letters CUS and have 4 or 5 digits, ex: CUS75309. Your account number will be on all correspondence from the Assessments office. You can also email assessments@hrcaonline.org and we will respond with your account number, please make sure to include your address in your email.

In August of 2019 the Collection Policy was revised to include two late letters; offering an additional 45 days to make a payment after the month the assessment is due. Invoices cannot go out until the extra 45 days is completed and payments are processed. Invoices will be sent out between the 18th and 20th of the month prior to the due date.

Note: Payments are due on January 1, April 1, July 1, and October 1 regardless if an invoice is received. Invoices are sent as a courtesy to homeowners to show their current balance.

All HRCA correspondence is returned to the sender. If a forwarding address is provided, we will send a letter to the new address requesting permission to update the account's default mailing address. The property address serves as the default mailing address unless the property owner submits a written request to update it.

Cash payments are accepted at the administration offices located at Eastridge Rec Center: 9568 University Blvd., Highlands Ranch, CO 80126. You can also pay with ACH or debit card via VersaPay.

Yes, you can set up automatic payments either through your bank’s bill pay, or through VersaPay.

Please email Assessment Manager Michelle Lopiccolo with your name, property address and request, and she will respond with some options based on your situation. Please allow 36 hours for a response.

We will work with all homeowners and their situations. The key is to keep us informed and not ignore the reminder late letters.
