Highlands Ranch Planned Development Guide

From its conception, Highlands Ranch was a well-planned community. To achieve and maintain the integrity of the community the Highlands Ranch Community Association (HRCA), has adopted "Commercial Improvement Guidelines" (CIG’s).

The Commercial Improvement Guidelines (CIGs) apply to all businesses for both new development and redevelopment in the Highlands Ranch Community. It is recommended that businesses review the CIGs during their project planning phase.

The business or organization will need to submit a proposed listing of materials along with the Commercial Improvement Application Form. Submittals must be received by noon on the Tuesday two weeks prior to the next scheduled Development Review Committee (DRC) meeting.

Submit for Review

Improvement Requests

All exterior improvements of your business from temporary signage, painting the exterior, or adding an outdoor patio must be submitted for review before commencing work.

Submittals must be received by noon on the Tuesday two weeks prior to the next scheduled Development Review Committee (DRC) meeting. DRC meetings are on the second Wednesday of every month. The application review fee must accompany the submittal.

All commercial fees are paid via our website unless otherwise specified. Each fee is based on the scope of the project. For further information, please call 303-471-8827.

*Payment is via the website only. Acceptable forms of payment include checks (made payable to HRCA), VISA, Master Card, and American Express.

Business Recreation Membership

There are a limited number of business memberships available. If you have a business located in Highlands Ranch you may apply for a Business Membership which will allow you and your employees membership to the four recreation centers.

Eligibility

Businesses based in zip codes 80126, 80129, or 80130 can apply for HRCA Business Memberships. These memberships offer full access to HRCA’s four recreation centers, programs, events, and the Backcountry Wilderness Area for employees and their families. Annual fees apply.
